Your guests message you already. Now they can search their dates, see the rooms that actually fit them, and book — inside the same chat. No booking engine to build, no commission to hand over, no app to download.
Booking.com doesn't publish one. It depends on your country, your property type and the agreement you signed — and it moves. Here is what that actually means on your invoice.
There is no standard percentage. Booking.com's own partner pages say the rate depends on your country, property type and signed agreement — you have to register to find out what yours is.
Commission is charged on the total booking — cleaning fees, service fees, and VAT in most countries. It is charged on no-shows and non-refundable bookings too, so you pay on guests who never arrive.
Plus $6 a room beyond eight. That is the whole bill. It doesn't move when you have a good month, and it doesn't rise when you need guests most.
The problem was never that commission is high.
It's that you can't see it coming.
Sourced from Booking.com's published partner help pages, July 2026. Industry estimates put typical OTA commission somewhere between 10% and 25% depending on channel, market and visibility programme — but no OTA publishes a standard figure, so treat any specific percentage, including that range, as an estimate rather than a rate.
No tiers to outgrow and no cliff to fall off. A flat base covers your first eight rooms; after that you pay for each room you actually sell.
Physical rooms you can sell — not room types. Rooms marked out of service don’t count.
Groups, resorts and multi-property operators get a plan built around the portfolio — one WhatsApp presence per property or one for all of them, whichever fits how you actually sell.
Add or remove rooms whenever you like — the bill follows, prorated, with no penalty and no plan to renegotiate. Prices in USD, excluding local taxes.
Everything below is on every plan, including the free one.
“Two nights from Friday, three of us.” The AI reads it, checks every night in the range, and comes back with the rooms that are genuinely free — and the total for the whole stay, not a teaser rate.
Your photos arrive as a swipeable carousel inside WhatsApp, each with the price and who it sleeps, and a Book button on the card. No link out, no landing page, no drop-off.
A party of five and nothing sleeps five? The AI offers to split them across rooms and books the second room in the same breath — instead of replying “sorry, nothing available”.
Set rate plans by date range and by day of week — high season, weekends, a quiet Tuesday. Every night in a stay is priced on its own and itemised, so a long stay adds up exactly the way you intended.
Rooms down the side, days across the top, every stay a coloured bar. Click a night to block it for maintenance, click a stay to see the guest. The picture your whiteboard was trying to be.
Availability is tracked room by room, not as a nightly count, and every booking is assigned a specific room the moment it is made. Two guests booking the same night at the same second still get two different rooms.
Someone always calls. Take it in the admin — check availability, hold the room, confirm it — and it lands on the same board as everything the AI took. One source of truth, not two.
Every stay, every message, every preference on one profile. Returning guests are never asked their name again — the AI already knows who is typing.
Arabic, English, French — and Arabizi, the Latin-letter Arabic your guests actually type. Voice notes are understood too, which is how half of MENA asks whether you have a room. Live voice calls, where the AI picks up the phone, are on the way. Coming soon
Most booking software puts you in a band, then charges a lot more the moment you step over the edge of it. There are no edges here — just a base and a per-room rate that quietly gets better as you grow.
CARTaja is a direct channel — it doesn’t replace your OTA listings or your property management system. It sits alongside them and gives the guests who already found you a cheaper way to book.
Start free with one room. Add your photos, set a rate, and watch someone book a stay without you typing a word.
